About the association

A sub-association within Park Summit

Park Summit Condominium is a sub-association beneath the Park Summit Homeowners Association. Condominium owners pay monthly assessments to both Park Summit Condominium and the Park Summit Homeowners Association.

The condominium assessment covers direct condominium expenses. The Park Summit HOA assessment covers Park Summit HOA common areas and community amenities.

Park Summit Condominium consists of six buildings and the common elements adjacent to and surrounding each building. A boundary line shown on the condominium plat separates the condominium property from Park Summit HOA common property.

Grounds within that boundary are maintained by the condominium association. Property outside the boundary is owned and maintained by Park Summit HOA. The Condominium Association has no direct authority over common areas outside its boundaries.

Property improvements

Architectural Review

Under the Declaration of Covenants and Restrictions for Park Summit Condominium, the Architectural Control Committee—the Board of Directors—is responsible for administering the procedures and guidelines established to maintain the architectural integrity of the community.

Most property improvements in Park Summit Condominium require prior approval by the Architectural Control Committee.

Common-area services

Ground Maintenance

The Association has retained Lawn Systems to provide grounds maintenance services to the condominium community's common areas.

Start of the mowing season through June 30

No less frequently than seven days apart.

July 1 through September 15

On a schedule of not less than seven days and not more than ten days apart.

September 16 through the end of the mowing season

On a schedule of not less than seven days and not more than ten days apart.

Community rules

Parking

  1. There is no assigned parking within Park Summit Condominium. Parking is available on a first-come, first-served basis.
  2. Owners and residents may not reserve or block a parking space for their exclusive use by placing traffic cones, trash cans, or other items in the space; blocking access to it; parking over the line into a second space; or directing other residents to park elsewhere. Items placed in parking spaces will be removed and disposed of by the Association.
  3. Unauthorized vehicles, including commercial vans and trucks, campers, recreational vehicles, boats, trailers, boat trailers, junked vehicles, vehicles without current registration or properly displayed tags, and stored vehicles, may not park anywhere within the HOA.
  4. Working on vehicles: Repair or maintenance of motor vehicles is not permitted anywhere within the community.
  5. Stored vehicles: Any vehicle that remains in the same space for more than 30 days is considered a stored vehicle. Stored vehicles are not permitted anywhere within the community. Covered vehicles are also prohibited.
  6. Towing:All parking spaces are common-area property of the HOA, and only the Board of Directors and management may authorize towing for vehicles in violation. Vehicles found to be in violation of the Association's parking rules will be stickered and towed at the vehicle owner's expense. Vehicles stickered within the previous 180 days may be towed without further notice if violations continue.
  7. Complaints: Complaints about parking or other rule violations must be submitted in writing to the community manager so the Association can address them. Email maria@vanguardmgt.com.

Collection services

Trash & Recycling

Trash collection

Wednesday and Saturday

Trash may be placed at the designated island areas in front of the buildings no earlier than 7:00 p.m. the evening before collection or by 7:00 a.m. on the scheduled collection day.

Recycling collection

Every Wednesday

Recycling service is provided by Refuse Removal Results.

If a federal holiday falls on a scheduled trash day, trash will be collected on the next scheduled trash day. If a holiday falls on the scheduled recycling day, recycling will be collected the following day.

Large-item collection

Bulk Trash

Condominium residents may request a free bulk pickup from Refuse Removal Results. Their hours of operation are 6:00 a.m. to 6:00 p.m.

Lighting responsibilities

Streetlights

Streetlights throughout the community are the responsibility of Park Summit HOA.

Park Summit Condominium is responsible for lights located on the condominium buildings and lights located inside the condominium buildings.

Winter services

Snow Removal

General snow removal responsibilities

The Condominium Association clears the stairs and lead walkways in front of each condominium building. Park Summit HOA clears the common-area sidewalks adjacent to the buildings.

When clearing a parking space:

Do not push snow into the roadway. Snow placed in the roadway makes it more difficult for snowplows to operate, may require additional plowing, and can restrict emergency vehicle access.
